This client decided to remove their home of 20yrs (originally built in 1980) to rebuild a new home that will make better use of their fabulous Mount Maunganui property. Their deep, personal knowledge of the site plus their busy lifestyle gave us some very specific requests to work with, especially considering the prevailing wind and best sunshine at different times of the year, resulting in a home design which we absolutely love too!

To help us deliver the best possible home with the tight budget, we recommended a loft-style 2^nd level which gave them the extra family space they wanted for their teenagers at a fraction of the cost.

The client also lives a predominantly indoor/outdoor lifestyle yet their living space needed to be versatile for the prevailing westerly winds during the day in Spring & Autumn which then switch to easterly sea breezes in the afternoon during Summer & Winter.  The result is a central dining space which can open to the East and/or West depending on the time of day or wind effect.

In addition to this, a large Whanau room was created to incorporate their home office during the day as both the owners work from home.  The office can then be closed away to allow full use of the space as a music room, yoga room or games room all are important to their lifestyle.  For entertaining, this space can also open out onto the front deck area for flow through to the dining and kitchen areas as an extra-large entertainment zone.
