A large new multifunctional home with elevated floor levels were key project requirements for our clients who are relocating to the Bay of Plenty. This two level home will be built using Insulated Concrete Form (ICF) which will result in a thermally superior, strong and durable home for decades to come.
Designed to be a home that caters easily for two full time occupants, the design extends to cater for extended family to enjoy the home with multiple bedrooms, bathrooms and living spaces across both floors. Design emphasis has been placed on orientating bedrooms and living spaces to the north/northeast to capture amazing ocean views and sun. Additionally, an extended ground floor to first floor height was a necessity to ensure views over the dunes to the ocean were maximised. Material selection for long term durability was a key project requirement, with the use of a quality acrylic plaster system and aluminum claddings & screening over the ICF substrate.
The ICF provides an excellent long term building material. The home will be warm all year round and well moderated by the use of natural and mechanical ventilation. The nature of beachside sections means that this material will provide long term strength and durability, and the home can be enjoyed by the family’s future generations.
