It has been a real privilege and an honour to be working alongside Kainga Ora Homes & Communities on their housing development project.  Since 2022, we have seen the completion of 33 new homes across the Tauranga area.

These homes have been designed and built to medium density standards due to the fact that the availability of good quality land in good locations is increasingly harder to access.

The project team has worked through a number of design challenges to deliver quality developments. Selected sites have all had an existing single dwelling removed, replaced with three two-storey homes. 

Significant design effort was placed on ensuring that the new homes are well situated for light, solar gain and privacy. Additionally, adequate separation of the homes was a requirement to ensure that the development was well laid out, with adequate greenspace and native plantings for future residents to enjoy.   

Off-street parking for each house was an additional design requirement, as was onsite manoeuvring to ensure residents can easily navigate vehicles through the sites.     

As at April 2024, the first of the developments has now been completed.  Over the next 12 months, further houses in this development tranche will be completed which will further boost the Kainga Ora housing supply.
