Mount Maunganui

In 2019, Creative Space Architecture (CSA) was engaged by the Body Corporate of the former Calais Apartments to undertake essential repairs and revitalizations. The 42-apartment building was in dire need of a comprehensive overhaul. With existing cladding systems breaking down, balconies lacking adequate drainage, and insufficient surface water systems, the building’s appearance was also noticeably outdated, stuck in the 1990s.

A Comprehensive Overhaul

CSA's involvement was primarily focused on enhancing performance and ensuring compliance with the New Zealand Building Code, covering critical aspects such as fire safety (C), external moisture (E2), and durability (B2). However, the design team also recognized the necessity for a fresh and modern impression given the building's prominent location.

The transformation of the original flat-faced façade was a significant highlight. Six Juliette balconies were introduced to bring vibrancy and life to the front. Curved and wavy elements were replaced with standard geometric forms, simplifying and securing external weathertightness junctions.

Internal and External Upgrades

Beyond the front façade, the building underwent a complete overhaul. Internally, all-new integrated active and passive fire systems were installed. Every apartment was fully upgraded, alongside a new reception area, high-spec security systems throughout, and modernized common and utility spaces.

Externally, new cladding systems were installed over a Rigid Air Barrier, and all new double-glazed aluminium joinery and custom-fabricated aluminium caps were among the upgrades implemented.

The Journey to 6 on Adams

Breathing new life into the old Calais Apartments was a significant project for CSA, spanning over five years. The first three years were dedicated to an involved design phase, compliance, and securing resource/building consents. This was followed by a challenging two-year build that came with its own set of twists and turns.

The end result is the newly branded 6 on Adams, a building that fits seamlessly into its beachy surroundings while meeting all critical performance standards. Now open for business, it stands as a quality accommodation option in a prime location, showcasing the best of modern architecture and design.
