This home was severely affected by water ingress. Typically only 5% of leaks are ever found within the structure as most of the moisture and decay is located on the external face of the timber framing. This home however had water flowing in from the poorly designed roof structure and other issues associated with systemic failures of the cladding system.

The intention of the remedial redesign was to eliminate high risk areas of the structure, provide piece of mind to our client, and to present an entirely different home to the market place. We eliminated the high risk internal gutters and parapet roofs. We specified foolproof drained and ventilated cavity cladding systems over rigid air barriers. We improved function considerably by opening up internal spaces and adding indoor and outdoor flow. Ultimately we created substantial added value and resolved the leaky home issues.

The discovery of failures in this home started with a small plumbing leak in a shower on the upper floor. It was initially thought that the damage caused to the external walls was directly related to this internal failure. On further invasive investigation by the registered building surveyor it quickly became apparent that the failures were also contributed by the failing cladding system. It also became apparent that the roof structure was contributing to the list of failures and a total re-roof and re-clad were required.

This re-design eliminated the inherent risk of the original design and improved function and value by introducing design elements that appeal to today's market. The remedial team worked exceptionally well together on this project. As there was no associated weathertight claim the building surveyor was not required to gather evidence. This substantially reduced the RBS's required time on site and freed the builder up to work without recording damaged materials and labour associated with individual building elements.
